INSPECTIONS

Florida law requires residential condominiums and cooperatives that are 30 years or older, and 3 or more stories in height to complete a milestone inspection outlining the structural integrity of a building, as well as a reserve study which details reserve requirements for ongoing deferred maintenance. It's extremely important for buyers to understand these requirements as most buildings meet these criteria for completion of a SIRS AND MIRS.

INVESTMENTS

Many prospective condo purchasers prefer to offset expenses with rental income. In many cases, complexes that allow for short term/vacation rentals will yield higher annual income thanks in part to high demand for weekly and nightly rentals. However, many monthly rental complexes can prove to do quite well on a seasonal basis.
